Land Development Engineering

Whether designing a residential subdivision or a multi-feature resort recreational complex, CCTA's feasibility analyses, design services, construction inspection, permits and approvals' stewardship ensure successful outcomes.

CCTA plans complete detailed design, manages and inspects construction of site services for residential, industrial and municipal land development projects such as:

  • Individual lots
  • Residential subdivisions
  • Business parks
  • Resort recreational developments in sensitive settings

West Orillia Business Park - City of Orillia

In 2006, CCTA was retained by the City to complete a master servicing and stormwater management plan for this fastest growing area of new development in the City.   CCTA was subsequently retained by the City in 2008 to provide design engineering and construction administration services for a new five lane arterial road to serve the business park.

Located near the intersection of two busy highways this 125 hectare business park has already attracted one major tenant, the new satellite campus of Lakehead University.  CCTA was retained by Lakehead to provide design engineering for site services, lot grading and stormwater management for the first LEED platinum campus in Ontario.

The park is also the location of the City's new West Orillia Sports Complex, for which CCTA is providing engineering services for site servicing, drainage, grading and structural design in a design build project being led by EllisDon.

Features

  • Traffic impact analysis
  • Stormwater management
  • Sanitary sewage collection
  • Water distribution system planning
  • Roads and services

Residential Subdivision in an Urban Setting: River Edge Subdivision, Town of New Tecumseth

Residential/Business Park Development: Trillium Forest Subdivision, Town of Wasaga Beach

The project involves 195 residential units and 14 commercial blocks, serviced by approximately 4.0 km of roads, sanitary sewers, storm sewers and water main, as well as a stormwater management facility servicing a 150 ha drainage basin and a stormwater management diversion structure servicing a 350 ha drainage area.  The project involved intersection improvements on Highway 26.

Features

  • Traffic impact analysis
  • Highway 26 intersection improvements
  • Stormwater management
  • Sanitary sewage collection
  • Water distribution
  • Green space development
  • Internal roads and services

Infrastructure Renewal: Sanitary Sewer Renewal Program (Phase 1 and Phase 2), Town of Collingwood

Phase 1 of the project involved the renewal (replacement and relining) of approximately 10 km of aging sanitary sewers and services within Collingwood’s residential and downtown core.  CCTA assessed the entire sanitary sewer network and prioritized the renewal works into manageable contracts covering those areas most urgently requiring renewal.  We assessed the associated infrastructure on each street and incorporated one or all of water main replacement, storm sewer and drainage improvements and road reinstatement into each contract.  Public liaison was of paramount importance in the successful execution of these contracts.  Phase 1 works were constructed under five contracts between 2006 and 2009.  We are currently evaluating an additional 5 km of sewer under Phase 2 of the renewal program.

Major Water Transmission Works:  Alcona to Bradford Water Transmission Main, Town of Innisfil

A key element in the continued growth of Bradford West Gwillimbury, this exciting and impressive assignment involved the design and construction of 26.3 km of 500 mm and 600 mm dia. water transmission main between the Alcona reservoir in the Town of Innisfil and the Bradford water distribution system. The system includes temporary and permanent booster stations, a monitoring/metering station at the boundary between Innisfil and Bradford West Gwillimbury and provisions for future takeoff points to service growth areas along the route. The project was an achievement in sharing services across municipal boundaries and involved working concurrently with other consultants responsible for the design of the related Bradford water reservoir.  Construction of the transmission main and monitoring station was substantially performed in April 2006 at a construction value of $17.5 million.  The booster station was constructed in 2007 at a construction value of $2.6 million.
